We Can Help!

Mobile homes – referred to as single-wide and double-wide mobile homes are factory-built houses engineered and constructed in a prefabricated structure, built in a factory on a permanently attached chassis before being transported to a site (either by being towed or on a trailer). Used as permanent homes, or for a holiday or temporary accommodation, they are often left permanently or semi-permanently in one spot - but can relocate and may be required to move from time to time for legal reasons.

With their highly customizable designs and wide array of floor plans, ranging from 500 to 2,300 sq. ft., single- or multi-section mobile homes offer affordable housing options, whatever your needs and tastes.

Mobile homes constructed in the United States since June 1976 are legally referred to as Manufactured Homes and required to meet FHA certification requirements, also come with attached metal certification tags. Mobile Homes permanently installed on private land are rarely mortgageable. However, FHA code Manufactured Homes can get financed through VA, FHA, and Fannie Mae.

Many people who could not afford a traditional site-built home, or did not want to commit to a mortgage on a house, began to see factory-built homes as an alternative for long-term housing needs. These units were often market as an alternative to apartment rental. However, the tendency of these units of this era to depreciate rapidly in resale value made using them as collateral for loans much riskier than traditional home loans. Terms were usually limited to less than the thirty-year term typical of the general home-loan market, and interest rates were considerably higher. In that way, mobile home loans resembled motor vehicle loans more than traditional home mortgage loans. Contact us today for more info.
